Biking around Atlanta I saw a house under construction, high on a hill, overlooking trees and nature…in an urban area, it is glorious not to look at some else’s house.
So on a quite Sunday when no one was around, I broke in… well, walked into an open door. As usual, it was a collection of shortcuts, errors, and insanity.
The most glaring was the house was 180 degrees in the wrong direction. If the floorplan was just turned around, the 3-car garage, and huge driveway pad, the size of a helicopter landing, would be in the backyard, where there was NO view.
Instead of a garage, and cement, the pool would be at this peak area, overlooking all the trees of Buckhead…..absolute private, since it WAS the highest point around…spectacular.
The pool was place in the backyard, where the neighbors’ windows 20 feet higher always looked down at the pool…zero privacy… I despair.
Inside the house, the kitchen sink, and prime window, faced an 8 foot fence, 4 feet from the sink…..who would buy a house, knowing you would be looking at the neighbors hose and their wooden fence 5 or 10 times a day…for years…
If the house was flipped…you’d have a view.
All the year and years of work, for nothing (house sold Less than cost….after staying on the market for years…) if ONLY someone at the beginning realized the stunning view the parking lot had, and the creepy feel of the pool in the back yard pool.
Of course, if this level of ignorance was missed, were the electric sockets, the layout the flow, the flexibility….it was a mess… a $6M mess.
LOCATION
if you have a house, or piece of land you intend on staying in “for the foreseeable future”…spend time imagining where the best views are, and where your bedrooms and bathrooms will be.Initially, you give your bedrooms the great view….and bathrooms go “over there”.
Think a little longer… This IS important. Reverse this, give the bathroom the better location, the corner of the house, with light on 2 sides, and a few or Nature or woods. With this, you can have a window that opens from inside your shower to let the steam out, and give you fresh air… like an outdoor shower you had at the beach. The corner location lets you use the other window(s) for even more fresh air and views.A bathroom is utilitarian, structural, not soft, or shadowy. …. But its glory comes from natural light, cleanliness, fresh air from windows that open. (Not from fireplaces, lamps and drapes and furniture…)
