OH, you WILL go crazy. At the end, you WILL hate your contractor. 3 months AFTER the house is done, you will STILL have a variation of PTSD……How can you NOT?
You had stress for 12 to 24 months, each day…full of doubts, being stood up, frustrations, lies, evasion, half jobs, strangers IN your house….no privacy….no private time to wash your hair or go to the bathroom… because..what if the sub comes today?
It can take a YEAR to resest your nerves, your demeanor, you breaking point…this is just Human Nature.
This is just part of the deal.
The largest backstop to this horror is
- A good bid
- Good bluepritns.
This is VERY hard to do….but if you planned for a year or so, understood each line in the bid…optionaly did the bid yourself….and drew your house 100 time till it was correct, and resurectd the final blueprints to correct the lazy AIA… then, there is only so much devastation can be done to you.
You will be confident, during the chaos and problems to know it WILL be OK in the end… you will have these virtual pictures of the finished house, to help you keep sane.
You will need this confidence before the 3B’s get involved…(bids, banks, blueprints…) It will be in the calm of the computer screen, you will come to the best results…NOT in the chaos of construction later.
HOW DO CLASSY PEOPLE BUILD A HOUSE?
- Hire a first class, top AIA team. I think you would be in the 500 to 1000/sf range….so 1000sf = 1,000,000. real money, 1M
- you MUST not care… you let the AIA hear your needs and wants, and he/she meets your need, plus more.
Great, you need lots of $$ and you need to NOT be invested…..worreid about it…. you need the mind of a flipper…
